Format Homes came to life in 2025, and honestly, it felt like something that was always meant to happen.

About Us

Property has always been a passion - there's something about a well-designed home that just gets under your skin.

The way a space feels when you walk into it, the thought that's gone into every detail, the sense that someone truly cared about the person who'd one day live there.

That feeling is what inspired us to start Format Homes.

We'd seen too many homes built without that care - rushed, generic, forgettable.

And we thought, it doesn't have to be that way. So we decided to do something about it.

Based in Leicestershire, we're proud to be rooted in a part of the country we genuinely love.

It's a place full of character, community, and opportunity - and we want the homes we create here to reflect that.

We're still in our early days, and we're proud of that.

Something is exciting about being at the beginning of something you truly believe in.

Buildzone

10 Year Structural Warranty

For your peace of mind, your property is protected by a Build-Zone 10-Year Structural Warranty.

The warranty provides protection against major structural defects for a period of 10 years from completion of the property. During the initial warranty period, defects arising from the builder's failure to meet required standards may be covered, with longer-term protection for significant structural issues affecting the home's stability and integrity.

Build-Zone is a recognised provider of structural warranties for new-build homes and is accepted by many leading mortgage lenders, helping to provide confidence in both your purchase and future resale.

A copy of the warranty certificate and policy documentation is available on request. Purchasers should review the full policy terms and conditions for details of coverage, exclusions and claims procedures.

New Homes Consumer Code

Your property is covered by the New Homes Consumer Code, which is designed to ensure that homebuyers are treated fairly and receive clear, accurate and reliable information throughout the purchasing process.

The Code sets standards for builders and developers covering sales and marketing practices, reservation agreements, contract information, customer service and after-sales support. It also provides access to an independent dispute resolution scheme should any issues arise that cannot be resolved directly with the builder.

The aim of the New Homes Consumer Code is to provide purchasers with greater confidence and protection when buying a new-build home.
